Steven C Phillips replied to tinkersouthernbelle's discussion What is the style of this 1920 home in TN???
"LOTS to consider .... will the area support the investment you put into this home when you go to sell it? I believe you could GUESStimate $50-75 a sq foot for the renovations depending on the finishes you choose and I think that might be…"

"  I second Phil's sentiments. This house does not appear to need a floorplan redo."

Steven C Phillips replied to tinkersouthernbelle's discussion What is the style of this 1920 home in TN???
"     Steve and Paul here -      After seeing the interior, there is little doubt this would be classified as a very late Victorian/Colonial Revival. The neoclassical mantlepieces and the classi entablature-style door…"

Steven C Phillips replied to tinkersouthernbelle's discussion What is the style of this 1920 home in TN???
"Ecxellent ideas Phil - Also check the chimneys and fireplaces - it appears that there are 5-6 chimneys in this house - are there 5 or 6 fireplaces? what do they look like? I can't imagine a house built in 1920 in TN would have 5 or 6 chimneys -…"

Steven C Phillips replied to TriDog's discussion Anyone done painted rugs?
"It's pretty easy - lots of patterns available - google "floor stencil" and/or "Rug Stencil" - we do alot of stenciling and use "The Stencil Library.com" Any good quality floor paint would work - make sure to clean…"

Steven C Phillips replied to tinkersouthernbelle's discussion What is the style of this 1920 home in TN???
"Hello - do you know if the house had any renovations done to it prior to the 1957 photo?  Are you sure it was built in 1920? or could it be that in 1920 the did an extreme make-over turning one style of home into another. It was done all the…"

Steven C Phillips replied to Tom owns a Barber #1's discussion craftsman wall panel ideas
"Tom - attached are 3 photos; the first 2 are the embossed wallpaper with the leather or wood grain faux finished - pictures really don't do it justice - looks much better in person. It is easy and not expensive. The 3rd pic is the stencil fill…"

"Hey Tom Steve here, I am PStewarts partner - we often come at things from different angles. I might suggest "tin panels" , either ceiling panels repurposed or they actually made tin wall panels - I actually have about a dozen of them you…"

Steven C Phillips replied to Jim Finley's discussion Ever encounter old house snobbery?
"Randy , I couldn't agree with you more and in my book that is not snobbery. I object to the "holy-ire-than-tho" who are so quick to judge but really don't have a clue. We recenly had a woman buy a beautiful Painted Lady in our…"

Profile Information

Tell us about yourself:
My partner (pstewart) and I have been restoring a Gothic Queen Anne since 2008. He posts on here often so i decided to join. We usually have very different approaches. He is the purest, the craftsman, the restoration expert. I am the crazy artist, part time antique dealer who is always looking for the "biggest bang for the buck". We are having a great time.
Tell us about your old-house experiences and dreams:
I take the lead from my partner as to what he thinks the house needs and go on the hunt . . . I usually find it - sometimes it takes longer that I hope and sometimes I sell my mistakes on Ebay - but we have fun.
